The Relocation Process
1. Initial meeting with the client to determine office space requirements
This initial meeting will enable our team to understand the client’s business and requirements and to develop a strategic plan based on these needs. As much information as possible will be gathered at this stage in order to proceed in determining the most appropriate candidate buildings for the initial search
The information needed at this stage is the projected amount of space, desired location, approximate budget and estimated moving expenses, type of property including floor plate size, amenities and specific facilities required.
2. Initial list of properties meeting basic requirements
We will produce an initial list of properties that meet the client’s basic requirements set out in the previous meeting. This list will include detailed information on each building, and a checklist of each building’s specifications and special features.
3. Initial Building tour
We will arrange an inspection tour of the properties that are of potential interest to the client from the initial list provided.
4. Creating a short list of prospective building candidates
We will work with the client to produce a short list of candidate buildings then prepare a comparison chart to assess each of these office spaces. This document will include an assessment of the initial costs for each property as well as lease terms and conditions as proposed by each landlord.
5. Negotiations regarding proposed lease terms
After the client makes a final selection is made by the client, we will advise the client regarding the proposed lease terms and conditions and negotiate with the landlord on the client’s behalf.
6. Signing of lease agreement
We provide translations of documents if necessary as well as provide a thorough explanation of all documents including the important terms, conditions to the client before signing.
7. Client’s move into new premises
We are available to advise and assist the client through its move into the new premises, including unbiased advise regarding fit out and other vendor requirements.
