Why Whole Building Owners?
From June 15th, 2018, AirBnB requires hosts to enter a registration number in order to keep advertising their property on the platform to get tenants. Most hosts only use AirBnB to source their tenants which means if you do not have a registration number, then your property will no longer be listed on AirBnB and thus, your guests will dry up over night.
In Tokyo, it is estimated that over 80% of AirBnB listings will go offline overnight as most listings are by operators hosting in units that are in condominiums which are part of a Home Owner’s Association.
Despite the limited deregulation by the government to facilitate more Minpaku hosting, Home Owner’s Associations are banning the practice in their buildings and part of getting the required registration number from the city office where a host is operating requires the submission of the HoA charter.
Whole building owners have a leg up; you are the HoA and thus can apply to get a registration number. As well, your hosting competition will dry up in June of 2018 but the tenant demand will not; you will find yourself in a high demand, low supply environment.
