The Opportunity:
You will be in charge of a large number of ultra-luxury properties in the heart of the city, including the Minato-ku area, which will allow you to acquire, or build upon, high-quality service skills.
Requirements:
- Experience: At least 3 years’ experience in real estate sales transactions. Able to carry out all tasks from property showings to settlement by yourself.
- Languages: Japanese business level, English business level. * In the case of Seller Representation (元付け), English is not required.
- Japanese Real Estate License (宅建): Not essential, but good to have.

Position Overview:
We are looking for a motivated and strategic General Manager with a passion for hospitality, strong leadership skills, and the ability to scale operations effectively. The ideal candidate is a self-starter with experience in hotel openings and operations in Japan, possesses native-level Japanese proficiency, and is fluent in English.
Candidates with experience in business development, event planning, and marketing strategies will have an added advantage. A love for nature and winter sports is a plus, as our location in Hakuba offers an incredible work-life balance for outdoor enthusiasts.
Key Responsibilities:

Position Overview:
We are seeking a Project Manager who can oversee the entire development process—from planning and design to construction and sales. This role goes far beyond standard construction management, offering full end-to-end involvement as the prime contractor.
From the earliest concept stage, you will pursue world-class materials, design, and quality, creating truly once-in-a-lifetime homes. This is a career opportunity that cannot be found elsewhere in the industry.

Key Responsibilities:
Planning & Development Phase
- Site selection and volume studies (creation of preliminary plans)
- Review of zoning and building regulations
- Financial feasibility analysis based on preliminary construction cost estimates
- Planning and management of architectural design competitions
- Coordination with architects on design concepts, specifications, and creative proposals
Procurement & Contract Management
- Selection of construction companies
- Review and management of contract documentation
- Preparation and ongoing management of budgets and schedules
- Payment management and notifications related to construction costs
Construction & Quality Management
- Construction management (schedule, progress, quality, and safety)
- Review of construction drawings
- Coordination and negotiation with contractors and partner firms
Candidates with construction management experience will be given priority.
Project Portfolio Overview:
- Project value: Ultra-luxury private residences (JPY 1-4 billion per property)
- Locations:
- Central Tokyo (Minato, Chiyoda, Shibuya, Meguro, and others)
- Resort areas (Hakuba Village, Nagano / Shimoda, Izu, Shizuoka)
- Active projects:
- Central Tokyo: approx. 10 sites
- Hakuba: 1 site
- Izu Shimoda: 1 site
- Defining features:One-of-a-kind homes combining the finest materials with original architectural design
Preferred Qualifications:
- Practical experience in architectural or construction project management
- Experience in detached housing development or construction
- Licensed First-Class or Second-Class Architect (Japan)
- English proficiency (not required, but a plus)

Job Description:
HJ Asset Management Co., Ltd. is an independent asset management firm primarily engaged in the management of real estate trust beneficiary interests. The company provides tailor-made investment solutions for overseas institutional investors and family offices seeking to invest in Japan, including the sourcing of investment opportunities, the structuring of optimal investment vehicles, and asset management services aimed at maximizing investment returns.
Leveraging the trust and network established by our group company, Housing Japan, we collaborate closely with the acquisitions team as well as legal and accounting professionals to structure transactions and develop, manage, and deliver investment products.
Responsibilities:
Asset Management
- Strategic management and operation of real estate portfolios
- Formulation and execution of mid- to long-term asset management strategies
- Support for acquisition and disposition processes, including due diligence and investment analysis (counterparty selection, negotiation of commercial terms, execution of transaction documentation, and settlement)
- Preparation of investor reporting materials, financial models, and presentations
- Coordination and negotiation with financial institutions and trust banks in connection with debt financing
- Ongoing coordination with related parties, including property management companies, accounting firms, and law firms

Structuring and implementation of investment vehicles, including:
- Identification and discussion of accounting and legal issues with external advisors
- Selection and coordination of accounting firms and law firms
- Establishment and administration of SPCs (GK / TMK structures)
Candidate Requirements:
- Ability to build and analyze long-term financial forecasts, including investment cash flow models
- Minimum of 5 years’ experience in asset management; experience in real estate investment preferred
- Japanese proficiency: JLPT N1 or native level
- English proficiency: business level or native level
- Remote work arrangements negotiable
- Flexible working hours available (staggered working hours)
