Located on land adjoining the east exit of JR Tamachi Station owned by Tokyo Gas Co., Ltd, this project will create a mixed use business strongpoint with a total floor area of 300,000m2 and will consist of a hotel, commercial facilities, and office space.
Based on the real estate development know-how cultivated by Mitsui Fudosan and Mitsubishi Estate in the Nihonbashi and Marunouchi areas, respectively, and the advanced environmental energy techniques of Tokyo Gas, this will promote appealing and advanced community development.
Construction will start on Tower A, the hotel, and the smart energy center (Tower B phase I construction) on October 1 after the ground-breaking ceremony has been conducted. Tower A, the hotel, and the smart energy center are scheduled to be completed in spring 2018, while Tower B (phase II construction) is scheduled to be completed in mid-2019.
Shops will be located on floors 1 to 4 in Tower A, and floors 1 and 2 in Tower B.
The international architectural firm KPF (Kohn Pedersen Fox Associates) will take charge of the exterior design. The portal style frames of the two office towers rising above the Tokyo skyline represent gates ushering visitors into the project and to the international city of Tokyo.
Tower A consists of a hotel, commercial facilities that can welcome visitors with a variety of stores and services under any weather conditions, and large scale offices that have achieved an extensive space of approximately 3900m2 that makes use of the total area of the floor plate.
In the adjoining public block, a conference hall, sports centre, and hospital have been developed and are in operation. A park is scheduled to be provided in the future.
The public block and the project have been connected with a pedestrian deck, completing a barrier free pedestrian network from Tamachi Station.
A roof height of 2.8m has been secured for the office floors. By opening up the window area to the greatest possible extent, the tower will look out on a dynamic view, and a highly comfortable environment will be created that will not make office workers feel pressured.
For disaster contingency, the use of emergency power generators and gas cogeneration installed in the smart energy centre makes it possible to provide electricity for 72 hours to exclusively-owned areas, not just public areas. Plans have also been made to move important machinery and equipment above ground. Continued operation of tenant businesses will be supported under the latest BCP specifications.
The public areas have a ceiling height of 7.5m and are fitted out with an urban design office entrance based on wood tone louvres designed by KPF. Through the provision of facilities such as a private VIP elevator for officials such as tenant business executives, it will become a project that shows consideration towards polished design and enhanced convenience as an office.
