INNOVACIA Rokubancho (イノベイシア六番町) is a 16-unit residential condominium under construction at 5-18 Rokubancho, Chiyoda-ku, Tokyo, a 4-minute walk from JR Yotsuya Station. It is an INNOVACIA-brand development by Open House Development. The seven-storey reinforced-concrete building is scheduled for completion in late August 2027, with handover planned for late September 2027.

*The building*
Cascade & Partners is the architect of record, and the developer credits the design to SHUKU DESIGN OFFICE, which Masaru Shuku set up in 2024 after fifteen years at Kengo Kuma & Associates. The façade uses kawara roof-tile textures and hinoki timber, recalling the hatamoto samurai estates that filled Bancho in the Edo period. Nakano Fudo Construction is building it on piles sunk to the bearing stratum. Open House has obtained a design housing performance evaluation, and a construction evaluation follows completion.

Pedestrians and cars have separate approaches, and residents pass through a vestibule finished in stone, timber and steel panels into the entrance hall. A camera-equipped auto-lock, key-controlled lift access and the front door give three points of security, and Tebra hands-free keys open the automatic doors in common areas. There are five parking spaces and 21 bicycle spaces, both charged monthly. Open House Gojinsha Community manages the building with visiting, not resident, staff.

Layouts run from 1LDK+SR to 3LDK and 60.10 m² to 119.31 m², with 11 of the 16 homes facing south. Kitchens and vanities have Caesarstone counters, alongside a handmade Toyoura sink, a disposer, a 66-litre dishwasher, hot-water floor heating, a mist-sauna bathroom dryer and Low-E double glazing.
