Park Tower Gran Sky (パークタワーグランスカイ, also written Parktower Gransky) is a 44-storey residential tower at 2-10-1 Higashi-Gotanda, Shinagawa-ku, on the Meguro River between Gotanda and Osaki stations. Mitsui Fudosan Residential developed the building, which was completed in June 2010. It stands about 152 m tall, has two basement levels and contains 736 condominium residences.

*The building*
The tower is the residential block of Tokyo Southern Garden, the Higashi-Gotanda 2-chome District 2 redevelopment. The project covers about 1.8 ha and includes a 16-storey office building, a five-storey block and a riverside plaza, while the tower sits on a 6,288.63 m² site. A joint venture of Kajima Corporation and Okumura Corporation built it in reinforced concrete with a vibration-damping system. On the façade, tiles in 13 colours step down towards the river like a cascade.

*Shared facilities and services*
GARDE designed the interiors of the shared spaces, starting with a double-height entrance lounge and the concierge counter on the ground floor. The second floor has the Water Lounge, Parkside Lounge and Library Lounge, plus a fitness gym and a community plaza. The 25th floor has an Executive Room and the 26th a Japanese-style salon, while the Jewel-View Salon and guest suites are on the 31st. The Gran Sky Terrace and Sky Jacuzzi are on the roof.

Staff are on site 24 hours a day, and every floor has a refuse room open at all times. Some concierge services are charged separately. The building scores 100 out of 100 in the Association of Mansion Management Industry's management evaluation, and pets are allowed subject to building rules.

Layouts range from one to three bedrooms (1LDK to 3LDK), and floor areas from about 40 m² to about 138 m². Original fittings include underfloor heating, a dishwasher and a kitchen disposer.

Gotanda Station, a 6-minute walk, serves the JR Yamanote, Toei Asakusa and Tokyu Ikegami lines. Osaki Station, also 6 minutes away, serves the JR Yamanote, Saikyo and Shonan-Shinjuku lines and the Rinkai Line, and Takanawadai Station on the Toei Asakusa Line is a 14-minute walk. There is a supermarket within the development. Gotanda Fureai Mizube Hiroba, a public riverside park, is about 49 m away, and Hino Gakuen, a Shinagawa City elementary and junior high school, is about 160 m away.
