The Parkremore Shirokanedai Sanchome Minato, Tokyo

The Parkremore Shirokanedai Sanchome is a low-rise condominium at 3-5-17 Shirokanedai, Minato-ku, Tokyo, a four-minute walk from Shirokanedai Station. The building was completed in August 1987. Mitsubishi Estate Residence later bought it and renovated the common areas and residences, with handover in March 2017. It has four floors above ground, one basement level and 14 residences, all over 200 m².

*The building and its renovation*
Hasegawa Komuten, now Haseko Corporation, designed and built the reinforced concrete structure to Japan's post-1981 seismic standards. It was the first project under The Parkremore, Mitsubishi Estate Residence's brand for whole-building renovations, with renovation design by Nanjo Sekkeishitsu. The work replaced the lift and shared pipework, fitted double glazing and extra insulation in every residence, and put two Ene-Farm fuel cells on the roof to power common-area lighting and pre-heat the central hot-water supply.

Mitsubishi Jisho Community manages the building, with a day-shift manager. The renovation added double auto-lock entry with TV-monitor intercoms, a security fence, security cameras, an entrance canopy and a lattice screen in the entrance hall. The building has a courtyard and internal corridors. Residents have delivery lockers, a 24-hour refuse room, 14 trunk rooms, bicycle and motorcycle parking and 12 car parking spaces, which carry a usage fee and depend on availability. Pets are allowed subject to building rules.

*Residences*
Layouts are 3LDK and 4LDK, each with a separate family dining room, from 214.57 m² to 267.05 m², and every residence is a corner unit. Each renovated plan has a private living and dining area plus a second one for guests. Buyers of seven residences chose finishes and some fittings after handover under a My Custom Plan, so interiors vary.

*Location and access*
Shirokanedai Station, on the Tokyo Metro Namboku and Toei Mita lines, is a four-minute walk on level ground. Takanawadai Station (Toei Asakusa Line) is nine minutes and JR Meguro Station 16 minutes. The building sits on raised ground one street back from Gaien-nishi-dori, known as Platinum Street. Shirokane Elementary School, the designated primary school for this address, is a five-minute walk (about 400 m). A 24-hour Maruetsu Petit supermarket faces Exit 1 of Shirokanedai Station, five minutes away, and Happo-en's gardens are a minute from Exit 2.
