Majes Tower Roppongi Minato, Tokyo

Majes Tower Roppongi (マジェスタワー六本木) is a 27-storey residential tower at 7-6-18 Roppongi, Minato-ku, facing the National Art Center, Tokyo. Built by Kajima Corporation and completed in February 2006 as a rental building, it was acquired by Tokyu Land Corporation in 2014, renovated, and relaunched for sale in October 2015 as the first property in Tokyu Land's MAJES brand. It has 83 residences.

*The building*
The tower is reinforced concrete with a vibration-damping (制震) system, and its elevations have a high proportion of glass. It was previously let as Pacific Tower Roppongi and then as Residia Tower Roppongi. The project used the comprehensive design system (総合設計制度), which keeps part of the site open. Tokyu Land's renovation added timber louvres along the approach, a wood-grain soffit, warm-toned stone on the columns and a Spanish olive tree more than 300 years old. Inside, it gave the entrance hall fine-wood wall panels and LED ceiling lights arranged to suggest a night sky, replaced the lift interiors and fitness equipment, and added a disaster-preparedness storeroom. Tokyu Community Corporation manages the building.

*Facilities and residences*
The entrance hall has a front desk with bilingual concierge staff and a resident lounge, and there is an outdoor terrace lounge. Residents use the lounge and basement fitness room at no separate fee. Corridors are internal, and each floor has a refuse room open at all hours. Delivery lockers, trunk rooms, bicycle parking and a 35-space mechanical car park are on site, subject to availability. Pets are permitted, subject to building rules.

Layouts range from studios to two-bedroom plans of 42.62 m² to 118.90 m². As units fell vacant from 2015, Tokyu Land refitted them to one of three specifications (Standard, Superior or Premium). Premium units were stripped back to the shell and replanned with natural stone floors and wood-veneer joinery. Some owners have since renovated again, so finishes vary by unit.

*Location and access*
Roppongi Station is a 4-minute walk for the Toei Oedo Line and 5 minutes for the Tokyo Metro Hibiya Line. Nogizaka Station on the Tokyo Metro Chiyoda Line is a 6-minute walk. The National Art Center, Tokyo is about 50 m away. Tokyo Midtown, with shops, restaurants and a basement supermarket, is about 290 m away, Hinokicho Park about 600 m and Roppongi Hills about 610 m. The address is in the Minato City school zone for Azabu Elementary School.
