Leasing is handled in-house rather than referred out. Each property is marketed individually, both to Housing Japan’s own client base of multinational corporations, embassies and organisations, and to a network of more than 1,300 external agents.

What is a fixed-term lease, and why does it matter to owners?

A fixed-term lease (定期借家契約) runs for a defined period and ends on its expiry date without automatic renewal. If both parties wish to continue, they enter a new agreement rather than renewing the existing one. An ordinary lease (普通借家契約) works differently: it renews automatically unless the landlord can demonstrate justifiable grounds (正当事由) for declining, which is a high threshold in practice.

The practical difference for an owner is certainty of date. A fixed-term lease establishes in advance when the property returns to the owner’s control, which matters for owners who intend to return to Japan, occupy the property themselves, or sell with vacant possession.

As of May 2026, 92% of leases across Housing Japan managed properties were fixed-term and 8% ordinary. Across Tokyo’s 23 wards, approximately 9% of rental condominiums were advertised on fixed-term contracts in FY2025.*

Both contract types are governed by the Act on Land and Building Leases (借地借家法).

Yes. Housing Japan manages property for owners resident outside Japan, including rent remittance, virtual account arrangements, and coordination with tax specialists on the obligations that apply to non-resident landlords.
