The Investment Case for Bunkyo Ward

Real estate investment properties

Location feature: Bunkyo Ward

An abundance of universities and hospitals is driving tenant demand within the central Tokyo ward of Bunkyo Ward

Bunkyo Ward is located just north of Tokyo’s central wards and lies within the Yamanote line; the name Bunkyo Ward roughly translates to “City of Culture”.

Bunkyo Ward has approximately 16 national and private universities, including the world-famous University of Tokyo, as well as major hospitals located in the area; these institutions are a key driver of tenant demand for investment units.

The ward is also home to the leading Japanese baseball team Yomiuri Giants, who play their home games in the spectacular Tokyo Dome stadium. The Tokyo Dome complex includes both recreation facilities and an amusement park, making it popular for families and couples alike.

Comparing Bunkyo Ward vs. 14 Tokyo wards and cities

To demonstrate the average, 14 wards and cities were chosen (including Bunkyo): Chiyoda, Chuo, Minato, Shibuya, Shinjuku, Meguro, Shinagawa, Setagaya, Bunkyo, Ota, Toshima, Nakano, Suginami, Musashino City.

Points to note

  • The size of the area (11.29 sq km) is a strong indicator of limited landmass for new building developments; also, to note in 2014, height restrictions were enforced.
  • Population inflows into the area are likely to be contained due to the shortage of high-rise developments in comparison to neighbouring Chuo Ward.
  • A low crime rate and number of thefts are a strong driver for families to move into the area, which is a reason for higher-than-average household ownership.
  • An abundance of universities and hospitals.
  • Parts of Bunkyu Ward are situated on the Musashino Plateau (武蔵野台地) which is known for being stable ground in the event of an earthquake

3rd highest population growth over 5 years

Bunkyo Ward had the 3rd highest growth of population over the past 5 years.

Chuo Ward’s population growth has accelerated due to several new high-rise developments in the area. In comparison, Chiyoda Ward has a much smaller overall resident population due to the concentration of commercial hubs in Otemachi and Marunouchi as well as the grounds of the imperial palace.

Price per sqm increasing in Bunkyo Ward

As we continue to witness an acceleration of population growth, the price per sqm has increased ~20% over the past 6+ years.

Comparing price per sqm vs. other wards

Whilst Bunkyo Ward has experienced a higher price per sqm growth in comparison to Shinagawa Ward and Chuo Ward, there are far more compelling reasons to invest in Bunkyo Ward as highlighted above.
