New Developments Bringing Novelty To Nishi-Shinjuku

Primarily known as a district devoted to corporate headquarters and the towering offices of the Tokyo Metropolitan Government, Nishi-Shinjuku is the focus of a number of notable mixed-use and residential development projects that are expected to galvanize the district. 

New developments by Sumitomo Realty & Development and the Mitsui Fudosan Group will complement the existing properties that are clustered around Shinjuku Station and potentially serve as the basis of an emerging local hub.

Sumitomo’s Nishi Shinjuku 5 Project is scheduled to be completed in the first half of 2023 and will provide office floor space of more than 90,700 square meters across 35 floors and an additional two underground levels. A standard floor will come in at just over 2,007 square meters of office space.  

A mere 5-minute walk from the nearest subway station, the building has a seismic isolation structure, air conditioning and a range of barrier-free facilities on all floors.

Nearby, the Park Tower Nishi-Shinjuku is a condominium complex by Mitsui Fudosan that will add another 40 stories to the city’s skyline. Standing nearly 145 meters high, the block will have a total of 460 housing units, up to 108.9 square meters, with construction due to be completed in November 2024 and the first residents moving in around five months later.  

The property will have a number of shared facilities for residents, including a sky lounge on the 23rd floor with views of Mount Fuji, a fitness studio and guest rooms that can be reserved.  

Alongside the main tower will be a four-story building that will house commercial facilities, restaurants and business outlets, as well as a new nursery school.

Other new developments are also under way in the neighborhood, including a project that brings together Sumitomo Corp., Nomura Real Estate and Tokyo Tatemono. The plan is for two residential towers in Nishi Shinjuku 3 Chome, one 62 stories high and the other 63 stories, and two nine-story commercial buildings close to Hatsudai Station on the Keio Line.  

Due for completion in 2034, the residential towers will have a total of 3,200 units, making it the second-largest residential project in Japan.
